How would you organize our site, with V4?

Hi, my site link here is running on V2, and it’s time for an overhaul.

You can see the heirarchy is state (category) > property (channel) > tract (channel entry in structure).

This is how our URLs play out for example: http://www.classiccountryland.com/properties/oklahoma-land-for-sale/deep-fork-ranch/deep-fork-ranch-tract-13

The problem is we use Structure, and every single property has its own channel. So over the years we have gained… probably too many channels now. Then tracts are a Structure entry in that channel. It’s just a hot mess of permissions and categories. Probably a performance nightmare as well.

I’d also like to implement CartThrob, so tracts would essentially be products.

Relationships were introduced after launch, would that be something to look into?

I know this is a little complicated, but I appreciate any insight.
